Maharashtra Housing And Area Development Authority announced the scheme of Joint Venture with private land owners/developers where the Govt. of Maharashtra has announced 2.5 FSI for MHADA.

Affordable Housing :

The Affordable Houses are defined as area having 27.88 sq.mtr. carpet area for Economical Weaker Section (EWS), upto 45 sq..mtr. carpet area for Lower Income Group (LIG) and upto 80 sq.mtr. carpet area for Middle Income Group.

JOINT VENTURE SCHEME

Based on the above DCR, MHADA has formulated a scheme of Joint Venture with private participation. If land owners/developers having a minimum of 2000 sq.mtr. plot area transfer their land in the name of the MHADA, then MHADA will get higher FSI in respect of schemes in Mumbai, Thane, Kalyan-Dombivali, Bhivandi-Nijampur, Pune, Solapur, Kholhapur, Nashik, Malegaon, Dhule, Jalgaon, Ahmadnagar, Aurangabad, Nanded, Nagpur Municipal jurisdiction. It is expected that this would create Affordable Housing stock in these regions.

MHADA envisages, formulation of a scheme with private developers/land owners. From available 2.5 FSI of the additional FSI over the existing (zonal FSI) 50% : 50% will be shared between MHADA & Developer/Owner. Developer/Owner may handover this FSI to MHADA in a built up form for which MHADA will pay cost of construction to developers/owner, based on District Schedule of Rate (DSR) towards construction cost or carve out the proportional land of MHADA share for self implementation scheme by MHADA. The developer will be eligible to use balance additional 50% FSI for his scheme. Thus total FSI to developer would be zonal FSI + 50% additional FSI.

JOINT VENTURE AGREEMENT

MHADA will enter into an agreement i.e. MOU with the private land owners/developers for such joint development, The draft agreement for project is attached below.

  • Proposed office bearer of the society should submit the name Reservation proposal to the Dy. Registrar of Co. Op. Cell Require document along with proposal such as:

  • Minutes of the meeting regarding selection of Chief Promoter
  • Require document for society registration proposal
    • Statement C. (1 Copy)
    • Statement A/B (2 Copies)
    • 66 Form X-1.
    • Affidavit of 10 promoters
    • By laws (4 Copies)
    • Original receipt of Reserve Bank Chalan
    • Scheme of the Co. Op. Hsg.
    • Income & Expenditure Statement
    • Original Copy of Bank Balance
    • Zerox Copy of Name Reservation Certificate

  • To Regularise the transfer cases residence should apply to concern Estate Manager through prescribe Application form
  • Take the active role to conveyance the building as per MHADA Circular Dated 05/09/2008
  • For the purpose of conveyance the office bearer should submit the application after register the Co. Op. Society
  • Contact the concern Estate Manager & discuss the regarding conveyance process
  • Arrange General Meeting of Co. Op. HSG Society for granted sanction to the Sale Deed & Lease Draft & after sanctioning the draft should send to Estate Manager for further action.
